In October 2024, Barnett REI Finance funded a $145,500 loan for a Chicago fix and flip. The project was purchased for $120,000 and our client had a construction budget of $50,000 to renovate the project. The loan was originally set to mature in April 2025, but the project carried slightly longer, paying off in June 2025. Even with the modest extension, the borrower delivered a smooth exit and sold for its full ARV of $240,000. This case reflects the value of setting realistic projections and how disciplined execution can turn a straightforward plan into a successful result.
